Stucco work you can actually inspect.

Good stucco is invisible when it's finished — that's the whole point. These are the same walls before and after, so you can judge the work instead of taking our word for it.

La Jolla — new construction, three levels

A full envelope from bare framing up: weather-resistive barrier, galvanized lath, and three-coat stucco across three storeys of a custom hillside home. The finish had to run flat and true across long uninterrupted walls, where any wave or seam would read from the street.

Pacific Beach — exterior refinish, three-storey corner building

A beachfront building a block off the sand, with decades of salt air behind it. The old finish had gone chalky and was flaking at the parapet and around the window heads. We resurfaced the entire envelope and rebuilt the trim bands around every opening, swapping dated brown surrounds for clean grey against white — same building, completely different street presence.

Oceanside — lath & plaster repair and refinish

Repair and refinish of the lath and plaster on a working auto body building — street frontage, service bays, and the rear yard elevation. Failed sections were cut out and made good before the whole envelope was refinished, so the repairs disappear into the wall rather than reading as patches. Long flat commercial elevations are unforgiving: any wave or float mark shows from a passing car.

Bonita — new construction, full three-coat system

This is the whole system on one house, start to finish. Weather-resistive barrier and galvanized lath went on over the sheathing, then the scratch coat, then the brown coat to bring the walls flat and plumb, then the finish. The middle two photos below are the coats most people never see — the grey wall is what a stucco job actually looks like for most of its life on site.

Carlsbad — commercial office building, texture change

A two-storey office building carrying a heavy dated texture that had been on the walls for decades. Going to a smooth finish on a building this size leaves nowhere to hide — every plane, soffit and return has to run true, because a smooth wall shows what a heavy texture conceals. The result reads as a much newer building without a single change to the structure.

After Smooth white stucco finish on a Carlsbad commercial office building by Maya Stucco Inc.

La Jolla — smooth-finish refinish on a modern home

The owners weren't happy with how their smooth finish had aged. It had soiled heavily and cracked in a number of places, which shows badly on a house with walls this large and this flat. We refinished the whole envelope in the same smooth style, but with a revised application technique that lays down cleaner and reads more uniform across a long run. The owners were pleased with both the final colour and the difference the technique made.
